The real problem
Most of the decision happens before anyone calls you
An estate agency website has two jobs: answer every buyer enquiry quickly, and convince homeowners in your area that you are the agent to sell their home. Most agency sites are built only for the first job, and many do not do that one well.
Buyers and sellers research for weeks before they contact anyone. If your site is slow on a phone, your area pages say nothing a portal does not, or a web enquiry waits until the next morning, that lead goes to the agency that replies first.
We find those leaks first, then help you bring in more of the right customers.
Where enquiries slip away
Six places real estate agencies lose leads online
These are the gaps we check first on an agency website and Google listing.
Web enquiries that wait until tomorrow
Pied Piper's 2026 study found only 10% of website enquiries to large US real estate brands heard from an agent within an hour. A buyer who asks about a property at 8 pm may well be asking other agencies the same evening.
Forms that quietly fail
In the same study nearly 1 in 10 online enquiry forms did not work properly. A broken form looks like a quiet week, so nobody notices until someone checks.
A site built only for buyers
Listings bring buyers, but your next listing comes from a seller. If the only way to ask for a valuation is a general contact form, homeowners who are just looking have no easy first step.
Area pages that say nothing
Many suburb pages are a paragraph of filler and a list of properties. A seller wants to know you know their street: what has sold, what buyers ask for and how long homes take to sell.
Agents nobody can see
NAR's 2025 profile found 35% of US sellers named the agent's reputation as a deciding factor. Agent pages with no photo, no track record and no reviews give a seller nothing to judge you by.
Listings that are slow and hard to search on a phone
Large photos that load one by one, filters that reset and a viewing button below the fold. Open one of your own listings on a phone over mobile data: that is how many buyers first meet your agency.
Checklist
A 12-point real estate website checklist
The list we work through on every agency audit. Go through it with your own site open on your phone.
- Agency name and area on the first screen and in the page title, so visitors know where you work.
- Call, WhatsApp and enquiry buttons visible on every listing page on a phone.
- A valuation or appraisal request that takes under a minute and is linked from every page.
- Search that remembers filters so going back from a listing does not reset the search.
- Fast listing pages photos sized for phones and a page that opens in a few seconds on mobile data.
- A test enquiry every month submit your own form and check the reply reaches the right agent.
- Reply within the hour an automatic acknowledgement at once and a personal reply soon after.
- Real area pages for each suburb you sell in, with local knowledge only your agents have.
- Agents by name with a photo, areas covered and reviews.
- Sold properties shown with the details you are allowed to publish, as proof you sell in the area.
- Office details matching Google name, address, phone and hours the same on the site and your Business Profile.
- Registration details where required for example the RERA project registration number on Indian project pages.
What buyers and sellers type into Google and AI tools
Examples of searches an agency site should answer clearly, each with a page or a section of its own.
- best real estate agent in [your suburb]
- how much is my house worth in [your area]
- 2 bedroom apartment for rent near [landmark]
- how long do homes take to sell in [your city]
- real estate agent commission [your city]
- new projects near [area] with RERA approval
- is it a good time to sell in [your area]
The numbers
What the research says
- 68% of website enquiries to offices of 21 large US real estate brands got no reply within 24 hours, and nearly 1 in 10 enquiry forms did not work properly. Source: Pied Piper 2026 Real Estate Lead Handling Effectiveness Study (2,198 enquiries), via Florida Realtors
- 66% of US sellers found their agent through a referral or had used them before, and 35% said the agent's reputation was a deciding factor. Source: NAR 2025 Profile of Home Buyers and Sellers, via Virginia Realtors
- Real estate agents are individual practitioners on Google: an agent can have their own Business Profile only if they deal with the public and can be reached at the verified location during stated hours. Source: Google Business Profile Help: Guidelines for representing your business on Google
- realestate.com.au, domain.com.au and reiwa.com.au do not allow pulling or pushing data directly: they only accept listings from an approved provider, which sends a REAXML file to each portal and can send one to the agency website as well. FAQ
Frequently asked questions
Will our listings still go to realestate.com.au and Domain if you rebuild the site?
Yes. That part does not depend on the website. In Australia the portals only accept listings from an approved provider, usually your CRM or a listing uploader, which sends each portal a file in the REAXML format and can send the same file to your own website. We build the site to take that feed, or to connect to the CRM you already use (Agentbox, Rex and VaultRE all send listings, agent profiles and enquiries to and from an agency website, with help from the website provider), so you keep entering each listing once. We never scrape listings off a portal, and we do not use a portal's embed widget as your listings page, because it sends your visitors to the portal. Elsewhere, the same rule applies: we work with the listings system you already have.
What happens to our listings while the new site is built?
Your current site stays up until the new one has been tested with your real listings feed, so your listings never go dark. Sold properties come across too where your CRM and the portals allow it, because a sold page with the details you may publish is proof to the next seller that you sell in their street.
Do you work with developers as well as agencies?
Yes. We build project sites and enquiry campaigns for new developments too. In India, RERA rules require developers to show the project registration number on their website and in every advertisement, so we build that into every project page.
How much does it cost?
There are no fixed packages. After a free 15-minute call we look at your goals and quote for what you actually need.
How fast should we reply to a web enquiry?
As fast as you can, and the bar is low. Pied Piper's 2026 study of 2,198 enquiries to offices of 21 large US real estate brands found 68% of website enquiries got no reply within 24 hours. A reply within the hour already puts you ahead of most agencies in that study.
Can each of our agents have their own Google Business Profile?
Sometimes. Google treats real estate agents as individual practitioners: an agent can have a profile if they deal with the public and can be reached at the verified office during stated hours. A solo agent working under a brand should share one profile with the agency, named as brand and agent.
Do we need area pages if the portals already list our properties?
Yes, if you want sellers. Portals show your listings, but a page about a suburb written by the agent who sells there, with local knowledge and recent results you can stand behind, is what makes a homeowner call you for an appraisal.
Can you guarantee we rank first on Google?
No. Google's own guide to hiring an SEO says no one can guarantee a number one ranking. We agree the scope in writing before work starts and show you what changed afterwards.
How quickly can we see results?
Faster replies and a working enquiry form help as soon as they are live. SEO builds over a few months, which is why we usually start with the quick fixes.
